WHO OWNS PINEWOOD VILLAGE?

Pinewood Village is on land owned by the University of Cape Town. In 1993, the University made a 99-year lease agreement with the Pinewood Trust, which takes care of selling and maintaining the buildings.

WHAT DO MONTHLY FEES INCLUDE?

Monthly fees cover things like municipal rates, water, sewerage, security, phone rental, catering costs, some garden maintenance, shared electricity, and weekly transport to Howard Centre.

ALOE CLOSE COMPLEX: EXTRA SERVICES?
With assistance from the Village’s Nursing Services team, a 24-hour monitoring service is available to the residents living in the Aloe Close Complex. Weekly cleaning and laundry services are also provided.
WHAT IS NOT INCLUDED IN THE MONTHLY FEES?

The levy and mandatory charges cover all operational costs of the Village, including insurance of the dwelling units (not the contents – residents are required to insure their own possessions).

Excluded are the following:

  • purchase of electricity cards – available from Pinewood Reception;
  • cost of DSTV Retirement Village Package (optional);
  • mandatory meals per month;
  • cost of telephone calls;
  • cost of data (fibre runs throughout the Village) (optional);
  • Ombudsman’s levy.
ARE LEVIES REVIEWED ON A REGULAR BASIS?
The levies are reviewed annually.

ARE THERE HEALTH CARE FACILITIES?

Pinewood Village provides health care services overseen by the Nursing Services Manager, offering daily clinic services and additional home-based care for short-term recuperation.
The Aloe Close Complex, available exclusively to Village residents, consists of 30 Assisted Living units and a 12-Bed in-house Full Care Centre.

Please note that Pinewood Village does not have a Dementia/Memory Care unit.

WHAT ARE THE CURRENT LIFE RIGHT PURCHASE PRICES?

As at 1 March 2026 :

  1. Bedroom Unit:  from R2 800 000.00
  2. Bedroom Unit:  from R3 550 000.00
  3. Bedroom Unit:  from R4 300 000.00

These are determined by the Pinewood Trust on an annual basis.

IS THERE 24 HOUR SECURITY?

The village is fully secured with perimeter cameras, electric fencing, and 24-hour manned entrance and exit gates, and generator coverage is provided during load-shedding.

WHAT OTHER FACILITIES ARE AVAILABLE?

A comfortable lounge, a 150-seat restaurant offering daily luncheons (excluding Saturdays), a coffee shop, a library, a hair salon, a launderette, and the central administration offices are featured in the Community Centre.

ARE FACILITIES AVAILABLE FOR VISITING FAMILY MEMBERS OR FRIENDS?

Two Hospitality Suites are available, for residents’ family members or friends, at a daily rate per suite. Each unit sleeps a maximum of 4 guests (2 adults and 2 school-going children).

IS THERE TRANSPORT TO HOWARD CENTRE?

Every Wednesday morning, transport to Howard Centre is provided for residents’ convenience.

ARE PETS ALLOWED?

Pets are not permitted on the property, except for special dogs that help blind or partially sighted people.

ARE THE COTTAGES SERVICED?

The residents can either make use of the cleaning service, provided by the outsourced housekeeping service provider (at a fee), or they can arrange for the cleaning of their unit and garden maintenance independently of the Village. A garden service provider is employed to maintain the cottage lawns and communal garden areas throughout the Village.

WASTE REMOVAL AND RECYCLING

Every week, household rubbish is collected. Special bins are provided for recycling plastic, paper, cardboard, glass, and metal cans.
